What we do

Four capabilities. One line of accountability.

Engage a single discipline, or hand us the whole arc from feasibility to handover. Either way you deal with one team and one set of numbers.

01 — Architecture

Buildings planned for the way they will actually be used.

We work from the brief outward: how the building is entered, serviced, occupied and eventually changed. Form follows from those decisions rather than preceding them. Our architects run projects from concept through construction administration, so the intent behind a detail is still in the room when it is built.

  • Masterplanning and site strategy
  • Concept and schematic design
  • Statutory approvals and authority liaison
  • Technical design and full tender documentation
  • Construction administration and site review

02 — Interiors

The part of the building people actually touch.

Interiors are documented to the same standard as the shell — specified, costed and coordinated with services rather than layered on at the end. We design workplaces that support how teams work now, hospitality that earns its rate, and homes detailed to last beyond a decorating cycle.

  • Workplace strategy and occupancy planning
  • Hospitality and F&B interiors
  • Residential interiors and joinery design
  • FF&E specification and procurement support
  • Brand and wayfinding integration

03 — Development management

Owner-side control from feasibility to certificate.

We sit on your side of the table: setting the brief, appointing consultants, structuring procurement and holding the programme. Every month you receive one report reconciling design, cost and schedule against the baseline agreed at the outset — with variances explained, not buried.

  • Feasibility studies and development appraisals
  • Consultant selection and contract structuring
  • Procurement strategy and tender management
  • Cost and programme control against baseline
  • Handover, defects and commissioning oversight

04 — Advisory

Clear answers before capital is committed.

Short, sharp engagements for owners and investors deciding whether to buy, hold, reposition or exit. We give you the technical picture in commercial language, with the risks quantified and the assumptions written down.

  • Technical due diligence for acquisitions
  • Asset repositioning and highest-and-best-use studies
  • Portfolio condition and capex planning
  • Whole-life carbon and retrofit pathways
  • Expert review of third-party design

Sectors

Where we have depth.

We take on work where our experience genuinely reduces a client's risk, and we say so when it does not.

01

Workplace & commercial

Grade-A offices, headquarters buildings, business parks and repositioned stock.

02

Hospitality

Urban and resort hotels, serviced residences, restaurants and clubs.

03

Residential

Private houses, apartment buildings and large-scale residential masterplans.

04

Civic & education

Campuses, research facilities, libraries and cultural buildings.

05

Mixed-use

Transit-linked districts combining retail, workplace and residential.

06

Adaptive reuse

Existing buildings given a second life, with carbon and heritage accounted for.

Engagement

How clients appoint us.

Three standard structures. Each one is priced transparently, with the scope and exclusions listed in full before you sign.

We carry the project from feasibility through to twelve months after occupation — design, documentation, procurement support and delivery oversight under one appointment. This is where the model works hardest, because no scope falls between consultants.

  • Single point of responsibility across all stages
  • Fee structured as a percentage of construction value
  • Named partner and project architect for the duration

Engage us for a defined stage — a feasibility study, a concept design, a tender package or construction-stage support. Useful when a project is already underway or when an internal team needs specific capacity.

  • Fixed scope, fixed fee, fixed duration
  • Clean handover documentation at stage end
  • Option to extend into later stages at agreed rates

An ongoing relationship for owners with a portfolio: standing technical review, acquisition support and capex planning drawn down against an annual allocation of time.

  • Monthly allocation of partner and specialist time
  • Priority turnaround on due-diligence requests
  • Annual portfolio condition and capital plan

Process

The same five stages, every time.

Predictability is a design quality. A repeatable process is how we protect the parts of a project that are not.

  1. Define

Brief, constraints, budget and success criteria written down and signed off.

  2. Test

Options developed and compared on area, cost, programme and carbon.

  3. Resolve

Design fixed and documented to a level a contractor can price without assumption.

  4. Deliver

Tender, award, construction review and monthly reporting against baseline.

  5. Sustain

Handover, defects, performance verification and a review visit at twelve months.

Not sure which appointment fits?

Describe the project in a paragraph. We will come back with the structure we would recommend and roughly what it costs.
